Preparation of the offer – Home staging
You have decided to sell your flat, and you might be wondering whether to sell the flat in its current condition or prepare it for the sales process. My answer is always the latter. You can
be sure that due to this approach, we can sell the property in a faster time and the prize that was set or even higher.
Home Staging – It is an investment that always pays off – always!
Following this strategy requires a certain financial outlay related to “tweaking” the property before launching it on the market and sales. Here we have to assess how the preparation of an
apartment and investing certain funds in it can affect the final result of the deal – the price.
In my opinion, each of the potential buyers would like to see a fragrant, fully equipped apartment that they can enter and live in. It truly affects the general impression and senses. Of course, each property is different, although in each case a set of improvements can be done that will make the product look more attractive. However, before we decide on an investment which is home staging, you should take into account the cold calculation and ask yourself a few questions:
- What could be the value of your property in its present condition?
- What should be done to make the offer more attractive in the eyes of the buyer?
- How much will it cost you?
- How long will it take?
- How much will you ultimately gain from this treatment?
Example: Recently, A client of mine tried to sell an apartment directly through several real estate agencies. After our meeting, we decided to cooperate on an exclusive basis and to perform several treatments:
- Repainting the studio after the tenants: cost PLN 250 for paint – the client was owner of a company that took care of it, thus avoiding additional costs related to the painting service.
- Replacement of internal doors: approx. PLN 750
- Covering the terrace with a carpet: approx. PLN 100

After Home Staging
The third, smallest room has been stripped of one bed to present its surface and the possibility of arranging it as a children’s, guest, office and guest room.
I assume you may predict the ending of this story. The deal, after less than 4 weeks, was finalised at a satisfactory price with two interested customers cross-bidding the offers. Earlier
actions meant that the number of visitors was much smaller, and there were no offers to buy.
